Spotting the early signs of concrete spalling

Concrete spalling happens when the steel reinforcement inside a slab, beam or balcony corrodes and expands, blowing the concrete cover off the face. Caught early, it's a localised patch repair. Left for years, it becomes a structural and safety issue.

Look for rust-coloured streaks running down soffits, hairline cracks following the line of reinforcement, and any section that sounds hollow when tapped. If you see exposed steel, get a survey arranged.
